The following policies established by LakeAnnaRentalProperties, LLC are in order to preserve a fair and orderly website for the advertisement of rental properties and in order to maintain a "family safe" environment. Note LakeAnnaRentalProperties, LLC reserves the right to update these policies at any time. 

We stress how important it is that all users be responsible for their use of this Site and any transaction entered into as a result of either listing a property or renting a property. We do not own or manage, nor can we contract for, any rental property listed on the Site. We do not accept any fees for any property. This site acts is an advertising tool to allow homeowners who advertise on our Site to offer their property for rent just as a newspaper classified would. We are not involved in any transaction between renter and members/property owner. 

Any part of an actual or potential transaction between a renter and a member/homeowner, including the quality, safety or legality of the properties advertised, the truth or accuracy of the listings (including the content thereof or any property or review), the ability of members/homeowners to rent a vacation property or the ability of renters to pay for vacation rental properties are solely the responsibility of each user. 

LakeAnnaRentalProperties, LLC is not responsible for the condition of the rental properties listed on our Site or the compliance with any law, rules or regulations that may be applicable to any rental property in any jurisdiction.

Subscription Term: 

All subscription listings are sold to run the full term that is chosen by the member/homeowner. We are not able to issue refund or prorate if you sell your home, decide you no longer want to rent your home etc. The term starts on the date that the member/homeowner submits the full or initial (as applicable) payment and expires on the last date of the term chosen by the member/homeowner.

Refund Requests for Subscription Listings Not Completed: 

In the event you purchase a subscription for a listing but do not complete the creation of the listing or the listing does not get posted after purchase for any other reason, refund requests will be considered only during the first 90-days following the purchase date. If within the 90-day period you do not complete the creation of your listing as we may require to display such listing on the Site (i) you shall not be entitled to any refund and (ii) your subscription will expire no more than 13 months from the purchase date of the subscription regardless of the listing posting date. 

If you renew your subscription, your listing will remain online for the entire subscription period without refund. If you sell your property and no longer wish for the listing to remain online, please contact us and we can remove the listing; however, no refund will be issued.

Transfer of a Rental Property

LakeAnnaRentalProperties, LLC will allow a new homeowner to accept the transfer of a property listing (with the current photos, descriptions, rates etc.) into their name with the written permission of the original property listing owner. The new homeowner will request via an email to us a transfer request providing the property address. We will contact the original homeowner for permission. Once permission is granted, we will ask the new homeowner to register on our site and contact us to let us know this has been completed. We will then transfer the property listing into the new homeowner's name (account). We will provide the new homeowner/account holder with instructions on reactivating and renewing the property listing (choosing any level membership) from their new account for one year from the date of payment. There are no refunds or prorations to the original homeowner for the sale of any advertised property. See "Sale of Property" clause above.

LakeAnnaRentalProperties, LLC reserves the right to delist any vacation rental at its discretion and cancel service without notification. 

All LakeAnnaRentalProperties, LLC listings are designed to advertise only ONE PROPERTY at One Address. If you sell your property and purchase a new property in a new location, you will need to create a new listing. Once a listing is online, the location should not be modified. If you change your location without contacting us, LakeAnnaRentalProperties, LLC has the right to deactivate your listing with no refund.

If you wish to remove your property from the market, we can temporarily inactivate the listing and reactivate it at a future date. Your listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market).

These policies are established in order to preserve a fair and orderly site for the advertisement of rentals and in order to maintain a "family safe" environment. Note that these policies are subject to periodic review and may be updated at any time.

Any/All web addresses or links must be approved and must reside only in the authorized "Additional URL Links" section of the ad. The URL feature is solely for the purpose of advertising the subject property.

 Link and video guidelines

Within the Additional Links section of your listing, the following content is not permitted:

Links

Any other website which advertises any rental accommodations other than your own personal webpage/facebook page.

Websites advertising multiple rental properties.

Websites with information about the surrounding area which include a section about area accommodations.

Videos

Inappropriate content considered to be not family-friendly.

Dysfunctional videos or videos with embedding disabled.

Videos showing another rental property or units other than the specific unit advertised in the listing.

EMAIL ADDRESSES AND PHONE NUMBERS

Email addresses and phone numbers must only reside in the authorized locations within the listing. Any references to specific web addresses, web sites, email addresses or phone numbers are not considered acceptable content may be removed without notice.

All content must be "family safe" and G" rated. Rental listings may not contain vulgarity, or comments related to violence, hate, or references of a sexual nature. A such references are not considered acceptable content and may be removed without notice. 

LakeAnnaRentalProperties, LLC reserves the right to alter, exclude, reject part or in whole, any information in the rental advertising supplied by rental homeowners. After submitting information to LakeAnnaRentalProperties, LLC it becomes the copyrighted property of LakeAnnaRentalProperties, LLC and any unauthorized copying or use of such information is prohibited by Federal law and is subject to criminal prosecution.

Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and LakeAnnaRentalProperties, LLC cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. 

LakeAnnaRentalProperties, LLC reserves the right to make changes to this site at any time and without notice. 

LakeAnnaRentalProperties, LLC does not offer a refund for time that the site may be down for maintenance or an error beyond our control. This is very rare but can happen.

LakeAnnaRentalProperties.com is designed to introduce property owners to potential renters using the most innovative marketing technologies available. LakeAnnaRentalProperties, LLC or its employees/owners do not warranty in any way the properties that are advertised on this site. It is the renters' responsibility to investigate the information that they obtain from the site. The listings have been created from information submitted to LakeAnnaRentalProperties, LLC from the owner/agent/advertisers. We do confirm the address in the listing and owners name are confirmed through the local County. We request prior to approval of a listing that the owner provide LakeAnnaRentalProperties, LLC a copy of a bill (such as a power bill) or other depicting the listing address and the name of the owner. These two verifications must correlate with the listing.

LakeAnnaRentalProperties, LLC advises a renter to inquire about cancellation policies (see below). If you have a reserved a property for rental purposes, it cannot be rented to another party during that time period and therefore, you may be subject to the loss of your payments (or committed payments) because the homeowner of the property has reserved this time period for you or your party. LakeAnnaRentalProperties, LLC does not hold any funds or take any commissions between the renter and the homeowner and cannot be liable for any refunds for any commitments made between renter and homeowner for any reason.

3. Was there communication from the owner as far as how you will receive the keys to the rental property and what is expected upon departure of your rental (i.e. trash, cleaning, etc.)

As an owner you are responsible not to misrepresent your property to a renter. You are also responsible to follow all local ordinances and maintain a fiduciary responsibility to the renter for what you have advertised on LakeAnnaRentalProperties.com. LakeAnnaRentalProperties, LLC or its employees take no responsibility for any misrepresentations that you have made using our advertising facilities. 

Please communicate with your renters that you have received their deposits, final payment, and when and how they will be obtaining the keys for access to the property. Security Deposits must be returned within the time frame stated in the contract if the property was left as found. If this is not followed, LakeAnnaRentalProperties,LLC has the right to remove your listing with no refund. Please be transparent be clear on what is expected of them during their stay and departure regarding trash, cleaning, and any community guidelines.

LakeAnnaRentalProperties, LLC encourages the property owner to investigate its renters, as it assumes no responsibility for the qualification of the renters that are obtained from the listings advertised on this site.

As a renter you may be required to pay a deposit (usually a percentage of the rental) upon making the reservation (or shortly thereafter) to reserve the property. You may be subject to loosing the deposit or the entire amount of funds committed to the reservation depending on the time limits that the cancellation policy stipulates. As a renter it is considered good policy to advise the homeowner as soon as you may be aware that you cannot occupy the property for the time that you have reserved.

If you are interested in purchasing trip insurance, you will need to do that directly with an insurance company. A link to several insurance companies which provide coverage is available on our "Around The Lake" page. LakeAnnaRentalProperties, LLC does not endorse any insurance link and is merely put there as a courtesy. Feel free to search on the web for many other vacation Insurance Companies.
