Property Description
The pier is a short 50 foot walk across the lot from the house. The large sandy beach area is a few steps further and extends gradually into the lake. You can ski or tube right from the beach or the pier. A few steps further is our 12 foot concrete boat launch capable of accommodating very large boats. The pier, beach and boat launch are private, have plenty of deep water (regardless of lake water levels), and well within view from the house.
The house is approximately 1800 square feet. Windows abound allowing views of the lake to extend 300 degrees. The front of the house is walled with windows two stories high providing spectacular sights of water and sunsets. There is a large kitchen fully equipped with new cabinets and granite, two full baths, three bedrooms and a loft. One bedroom has a king bed, two have a queen, and the loft has 4 bunks = beds for 10.
The deck has two picnic tables and wraps around the entire front of the house. Other essentials include central air/heat, a washer & dryer, stereo, blu-ray player, two HD televisions, and DirecTV satellite service with many HBO & ENCORE movie channels, large propane grill (propane supplied), and outdoor lounge chairs.
The lake itself is a fisherman’s paradise. As always, success is primarily dependent on skill.
We are not a realty company. The property was carefully chosen and the home was designed and built as it is because we are Lake People. If you're a lake lover and appreciate privacy & views, you'll enjoy your stay.

RENTAL AGREEMENT
This AGREEMENT made DATE by and between Douglas VZ Ward, hereinafter referred to as Owner, and RENTER _______ hereinafter referred to as Occupant.
WITNESSETH: 1. THAT IN CONSIDERATION of the premises, rents and covenants herein expressed, Owner hereby leases to Occupant and Occupant rents from Owner, upon terms and conditions herein set forth, the certain property known 142 Lake Court, Bumpass, VA 23024, in Bearcastle Subdivision at Lake Anna, for the term commencing at 4:00 p.m., on day of arrival and ending at 11:00AM. on day of departure. Rent breakout: $XX rent, $150 cleaning, $125 linens, 3% tax

- Occupant agrees to pay Owner a handling fee of $50.00 for any check returned for insufficient funds or for any other reason.
- Occupant has paid, or before occupying the premises agrees to pay $ 500 00 as security for the faithful performance by Occupant of his obligations hereunder (please send a separate check). In the event of any breach or failure of Occupant hereunder, the Owner shall have the right to use and apply the said security deposit in the manner provided herein and permitted by law. Within seventy-two (72) hours following termination of the tenancy, Owner shall make a final inspection of the premises. If Occupant has faithfully performed his obligations hereunder, paid all rent and other charges due Owner, returned all keys and left the premises (including all fixtures, facilities and appliances) in the same condition as when the premises were occupied, except for reasonable wear and tear and normal cleaning, the Owner shall immediately return the amount of the security deposit to Occupant. If Owner has made any deductions from security deposit, all of said deductions shall be fully itemized in writing to Occupant.
- The premises are rented furnished, and are equipped with all standard appliances and kitchen equipment routinely found in a lake rental.
- Occupant shall use in a reasonable manner all electrical, plumbing, sanitary, heating, air conditioning and other fixtures, facilities and appliances in the premises, and Occupant shall be responsible to repair them at his expense for any damage caused by his failure to comply with this requirement.
- Occupant shall not deliberately or negligently destroy, deface, damage, impair or remove any part of the premises (including fixtures, facilities and appliances) or permit any person to do so, whether known by the Occupant or not, and Occupant shall be responsible for any damage caused by his failure to comply with this requirement.
- No smoking of any substance is allowed in the house. If smoking does occur outdoors, tenant is responsible for removal of debris.
- Occupant shall not keep pets on premises without written consent by Owner. If written consent is granted, the following pet(s) of noted size, age and breed may be kept on the premises: _____No Pets Please__________________________.
- The Owner shall give the Occupant quiet enjoyment for the term of the lease. The Occupant agrees to conduct himself and to require others on the premises with his consent to conduct themselves, whether known to Occupant or not, in a manner that will not disturb his neighbors’ peaceful enjoyment of their premises. The Occupant further covenants and agrees that he will not use nor permit to be used the premise for any improper, illegal, or immoral purposes, nor will he use, permit, or suffer the premises to be used by any person or persons in any noisy, dangerous, offensive, illegal or improper manner.
- The Occupant agrees not to make any copies of keys to the premises and upon termination of this lease, the Occupant shall return keys to the lockbox or key rack as appropriate. Owner shall not be responsible for the protection of Occupant from violent or criminal acts, on or off the premises.
- All personal property placed in the leased premises, or in any portion of the property on which the premises is located shall be at the sole risk of the Occupant or the parties owning the same, and the Owner shall in no event be liable for the loss, destruction, theft, or damage to such property unless caused by or resulting from negligence of the Owner, or his employees.
- It is understood and agreed that in the case of the violation of this Agreement in any way by the Occupant, the Owner hereby is expressly given the right to take any action stated herein and all other actions not stated herein but which are allowable by law.
- Owner and Occupant agree that in the event of any litigation with respect to this Rental Agreement (“RA” for short), the proper forum for such litigation shall be Henrico County, Virginia (near Richmond). Owner or Occupant, whoever prevails, will be entitled to collect reasonable attorney’s fees as well as well as amounts due under this RA.
- Occupant must remove its trash (including cigarette waste) from the house and place in the receptacles provided along the driveway near the boat launch.
- If this RA is not returned to Owner within 7 days, or the rental amounts and deposit are not paid as requested, or if any checks are returned by the Occupant’s bank unpaid (for any reason), Owner may, at his option, void this Agreement. Owner will acknowledge receipt of the ratified RA. If so voided, Owner will give immediate notice to Occupant.
- Capacity of the houses is limited due to the size of the septic field. There is a maximum occupancy of ten (10) people except for brief stays (of 2 night maximum duration) during which time no more than and no more that twelve (12) people may use the facilities. Additionally, cumulative day visitors that bring the total number of people above the maximum occupancy must not exceed ten (10) without the advance written permission of the Owner. Exceeding these limits will cause extra wear and tear on the septic system (both parties agree to this) and Owner may, at Owner’s option and as liquidated damages, cause and forfeiture of deposit, termination of lease without refund and/or for the septic tanks to be pumped at Occupant’s expense.
THIS RENTAL AGREEMENT is the entire agreement between parties, and no modification or addition to it shall be binding unless put
into writing and signed by all parties hereto. The covenants, conditions and agreements contained herein are binding upon and shall inure to the benefit of the parties hereto and their respective heirs, executors, administrators, and/or assigns. Parties signing this Agreement shall be jointly and severally liable. Typewritten signatures below are deemed to be as originals, legally binding in all respects. References to gender or the use of singular/plural words shall be interpreted as appropriate for the context. Time is of the essence in all matters
