You will enjoy the best of both worlds: panoramic and stunning sunrise and sunset views over Lake Anna on one side and the privacy of being at home among the trees on the other.

Main Level:
R&R offers a well-stocked kitchen with plenty of cookware, serveware, dinnerware, and utensils. A Keurig coffee machine with milk frother, drip coffee maker, blender, elextric hand mixer, rice cooker, crock pot, electric skillet, electric griddle, air fryer, indoor grill, outdoor propane grill, large pantry for storage, and a dishwasher make it easy to prepare meals and clean up afterward.
The open concept kitchen flows right into the dining area that generously seats 24. Seating is provided for 4 additional guests at the kitchen peninsula. Additional seating is also available al fresco on the deck that is accessible from the great room area.
Common & Outdoor Spaces
Main Level:
- Read a book or enjoy a conversation in the cozy wood-burning fireside seating area adjacent to the dining area.
- Reflect with others or by yourself, or watch TV in the living room (Roku and Google Chromecast provided).
- Recharge on the lakefront decks while watching the vibrant and picturesque sunsets over the lake.
- Rest in rocking chairs on the lakefront shady screened porch.
- Regenerate with a game night made easy by our well-stocked game cupboard.
Walkout Basement Level:
- Recreate in the recreation room with Foosball, Skee-Ball, Shuffleboard, Bumper Pool, Ping Pong, 412-game arcade table, board games or the TV (Roku and Google Chromecast provided).
Outdoor:
- Reel in the big one from the spacious docks at the boathouse.
- Ride and Recreate on the water using our (included with rental) lake slide, 2 kayaks, 2 paddleboards and paddleboat, or bring your own water toys! The close and convenient boat ramp at the community common area is adjacent to our property and is a short walk through the woods (which provide plenty of privacy from others using the common area). There’s plenty of space to tie up your boat at our dock, and 2 floating jet ski docks for you to use. Alternatively, you can rent a boat at an area marina. The water is typically about 4-5 feet deep at the boathouse (depending on seasonal rainfall). The property is a comfortable paddle away from the community common area beach and 2 wonderfully quiet (in the no wake zone) coves and river inlets where plenty of wildlife like bald eagles, herons, turtles, beavers and more can be observed.
- Relax in the outdoor hammocks, or as you take in the expansive lake views from the screened porch, patio seating areas or two separate decks.
- Rekindle and Roast marshmallows with friends and family around the fire pit. There is plenty of firewood on the property!
Utilities & More
- R&R at Lake Anna provides full linen and cleaning services for your convenience. Freshly sanitized bed linens are found in a plastic bag in each bedroom eady for you to make your bed. Freshly sanitized bath linens are found under the cabinets in the bathrooms. Freshly sanitized kitchen towels are found in a kitchen drawer to the left of the oven. Please remember to bring your own beach towels for outdoor use. We do not provide those and bath towels may not be taken outdoors.
- R&R at Lake Anna provides HIGH SPEED Internet (450 Mbps wifi verified by speed test).
- R&R at Lake Anna provides Roku boxes and Google Chromecast dongles at both TVs for your streaming use. No satellite or cable TV is provided, although Roku offers many free channels that include movies and newscasts.
- R&R at Lake Anna is serviced by electric, well and septic. The water is filtered and potable.
- R&R at Lake Anna is furnished with a full washer and dryer for your personal use.
- Minimum rental age of primary renter is 25. Primary renter must stay on site during enrire period of rental.
- ABSOLUTELY NO large parties or unrelated groups. Family groups are welcome. Please be respectful of our neighbors.
- No third party bookings.
- ABSOLUTELY NO smoking or vaping inside. Smoking and vaping outside is permitted if Guests dispose of debris safely and properly.
- Dogs are welcome (maximum of 3)! I love cats but sorry, they can't stay. Too many people have allergies.
- Please note that our neighbor has 3 medium sized dogs that are confined behind a substantial fence, and will be seen and heard during your stay.
- Security deposit (minus any damage) will be returned within 30 days.

What about COVID-19 precautions?
We care about your health and safety! R&R at Lake Anna is taking the following precautions to help protect you and your family. Our housekeepers are spending extra time cleaning and sanitizing the home, paying particular attention to all high-touch surfaces such as door knobs, light switches, appliance doors, kitchen cabinets, bathroom fixtures, remote controls, etc., as well as sanitizing floors. The bed sheets are sanitized during the laundering process and bed covers, pillows and blankets are sprayed with a sanitizing virucide.

Booking Terms
50% of rent is due upon booking. Remaining rent and all fees are due 60 days before vacation. Failure to pay on time may result in automatic cancellation of your booking and forfeiture of your deposit.
Cancellation 60 - 31 days before check-in, Guest receives 50% of rent/taxes and all fees.
Cancellation 30 - 15 days before check-in, Guest receives 25% of rent/tax and all fees.
Cancellation 14 – 0 days of vacation, sorry, no refunds will be provided.
Security deposit (minus any damage) will be returned within 30 days.
Guest(s) entering into contract must be at least 25 years old and must stay the entire duration. No third party bookings.

Absolutely NO SMOKING of any kind INSIDE. Violation may result in immediate termination of rental without refund and $500 mitigation fee will be charged if evidence of smoking in the house is found. Smoking outside is permitted if Guests dispose of debris safely and properly.
Camping in the community common area is NOT permitted.
Exclusions: The powerboats, jet skis, and garden shed on the property are specifically excluded from this lease. Furthermore, owner may enter the garden shed, as well as retrieve the powerboats and jest skis from the wooded area adjacent to the community common area during the lease period.
Waterfront location has inherent risks. While children are welcome, they must be directly supervised by a competent adult.
